My First Duplex project officially passed via CDC Low Rise Housing Diversity. This mammoth of a house done via complying development was a one year project as the site was very difficult but passed with flying colours.
On a normal corner block ,vehicle assess is from the secondary road but this was not possible for this particular site.
The Garage/driveway had to be designed in such a way that complied with torrens title and at the same time complying with the min distance requirement from secondary road and also considering the turning circle.
Complying development for Duplex .
Pros : faster , bigger house then allowed as per council or lep requirements ,less hassle from council, Subdivision more relaxed if approved via CDC.
Cons: More expensive via CDC for private cert fees as well as Architectural fees/ townplanner fees. Strict compliance with cdc required such as min room sizes, ceiling heights and many more.
Conclusion : if you want a bigger duplex then CDC is the way but the cost for approval and drawing is more , considering that you are doing a big investment the outcome is better via CDC.

Standard Block in blacktown area with a Duplex. This was applied as Development approval via council. Blacktown Council has a min 100msq private open space requirement subject to house size. My client trusted my design and job was done in not time and ready to move in. Each unit has 4 bedrooms with ensuite and spacious living.

Irregular style block with double storey house .This was applied as Complying development. The design was very challenging due to the shape of the block. My client wanted something different and modern at the same time. The house has 6 bedrooms plus an entertainment. Two of the bedroom have an ensuite. The end result was stunning.

Corner block, with double storey house and attached granny flat. This was applied as DA with council and not Complying development as the land was classified as heritage.
